Booking a Room
What is the booking process for my son/daughter?
The application takes less than 10 minutes to complete and once an account is set-up, your son/daughter will be able to manage everything regarding their accommodation in one place. This includes making rental payments online. Click this link to access our online booking system here.
How do you allocate rooms?
When applying for a room students will be asked a series of questions to determine the type of room/flat that they require, along with any special requests. Please note that special requests cannot be guaranteed.
We will make every effort to meet the needs of students with disabilities or special needs. If you have a medical condition or special needs that affects your accommodation requirement please inform us in the additional notes section when completing your application, either online or by paper form.
Applicants are encouraged to disclose any special requirements (medical, religious etc.) to enable us to make an informed allocation. Where appropriate, an applicant may be prioritised through the allocation categories as a result of a special requirement disclosure.
Can my son/daughter cancel their booking?
Please review our full termination policy for further details.
How much is the deposit?
The deposit is £250, which will be given back to your son/daughter at the end of the tenancy if no damage have been made to the room.
All deposits are secured with the Deposit Protection Service for the duration of the tenancy length, for more information visit the website here.
Can my Son/ Daughter rebook their room?
Your Son/Daughter will have the choice of rebooking the same room, the same flat, booking as a group, or booking for another style of room within the same property. If they rebook with Prestige Student Living, their deposit will be kept with the DPS and carried over for the following academic year. Also, we value customer loyalty, so some of our properties will have a re-booker offer, contact the sales team or the property team to find out more.
So, rebooking their room has never been easier! Simply log on, click ‘create application’ and select ‘returning student’.
Payments

PaytoStudy offers a quick and secure way to send rental payments without international bank transfer charges. For more information on how this work please visit their website.
Are there other ways to pay?
There are various options to make payments, these include: online payments via the students Prestige Student Living account, directly at the property with a debit or credit card or by bank transfer.
Being a Guarantor
What is a guarantor?
When a student chooses to pay in instalments, the student will need a guarantor to sign the tenancy paperwork. A guarantor is a third party, such as a parent or relative who takes joint financial responsibility for the tenancy if the student fails to pay their rent.
Who can be a guarantor?
A guarantor has to be a UK resident (have lived in the UK (England or Wales) for more than 5 years) and be in full time employment or a homeowner.
What do I need to provide to be a guarantor?
You can provide:
(i) A copy of proof of identity (with photograph) such as:
- Passport
- Driving License
- ID Badge
(ii) A copy of proof of address (less than 3 months old) such as:
- Utility bill statement (i.e. Electricity, Water, Telephone)
- Bank statement
- Council tax bill for current year
Please note: if your accounts are managed online or you have opted for paperless billing, you can usually log into your account and print out a statement, which will have your address on.
What if my son/daughter is an international student?
If your son/daughter is an international student they will need a UK guarantor to secure a room at one of our properties, this is required if they choose to pay their rent in instalments. We have partnered with HousingHand.co.uk who will act as UK based guarantors for international students. For more information about HousingHand.co.uk please visit HousingHand.co.uk
For students who choose to pay in full, they will not be required to provide a UK guarantor however full payment will be required in advance of the tenancy commencing, no keys will be issued if we have not received the required payment of rent.
Please note all tenants are obligated to advise in advance if they are going to have an issue paying the rent on the contractual agreed date and are also obligated to inform us in advance if they are not moving in on the agreed tenancy start date.
Moving in
Is the parking available for when I move my son/daughter in?
Parking is available for certain properties, however if there is no parking available at the property, there will be designated drop off areas. This information will be communicated to your son/daughter prior to moving in.
Will bedding and kitchen utensils be provided?
Bedding and kitchen utensils will not be provided, however you can visit our shop to purchase bedding and kitchen packs, so your son/daughter is prepared for moving in! Use code PRESTIGE17 for a 10% discount.
Living at the Property
Who’s who at the property?
Property Teams
A Property Manager and their team will have responsibility for day-to-day security, cleaning, maintenance and health & safety within the accommodation.
Student Wardens
Prestige Student Living where possible recruits and trains students who live on-site to act as wardens during the periods when the property team are off-duty. Student Wardens can advise on safety, security and anti-social behaviour where needed and are a vital part of the Prestige Student Living team. Further information about on how to become a Student Wardens will be available on arrival.
What welfare support is available?
The property team will direct and advise residents as to where they will be able to get the correct support and information if needed.
During your son/daughters stay, they will have the opportunity to come along to health and well-being events that take part on our properties. These events highlight topical concerns that some students may face.
Can my son/daughter live at the property for more than 1 year
Yes, the majority of our properties are able to be rebooked for the next year and we often run specific incentives for rebookers as we value their loyalty*. For more information about rebooking please contact our national sales team on +44 (0) 333 344 3787.
How safe are the accommodation?
Feeling safe and secure are paramount in all our homes, but especially when your son/daughter moves away. We have 24 hour CCTV cameras installed at the appropriate areas on site along with secure access door systems, and all bedrooms are lockable. We also offer a 24 hour contact number for students to be able to call should they have any concerns regarding safety & security at any point.
Do we need to arrange insurance?
Contents insurance is included at Cumberland Place and details of the insurance can be obtained from the property manager.
Are there laundry facilities at the property?
All of our properties have onsite laundry facilities that are chargeable; prices may differ per property. The number of machines will be dependant on the size of the property. The main provider for our laundry machines is Circuit, for more details please visit their website here.
How does my son/daughter report a maintenance problem with their flat?
In the event that something isn’t working correctly in any part of the accommodation, the student needs to report the issues as soon as possible to the property team who will escalate it accordingly. Outside of the property team hours, the help desk is on hand to take emergency calls related to maintenance issues. Alternatively we have set up an app with MainManager to make reporting issues easy and quick. All students are responsible for reporting any problems as soon as possible to prevent further damage or serious issues. More information will be provided in the welcome pack issued on arrival.
What happens with mail and other deliveries?
A postal collection service operates during office hours – Monday to Friday. Students will be required to present valid photograph ID for when they come to collect the parcel. Please note that the office are not able to take in supermarket deliveries as they contain perishable goods.
What is the guest policy when living at the property?
Each student is allowed one guest per week for 2 nights a week. The resident will be responsible for the actions of the guest and must adhere to the specific guest policy for each property – this will be detailed in the property hand book and the tenancy agreement. The policy must not be abused and guests must be considerate of others living in the property.
Will we need to arrange a TV licence?
Students are required to arrange and pay for their own TV licence for both individual TV’s and any TV’s situated in the flat communal area, unless stated otherwise.
What are the ANUK – Code of Standards?
Prestige Student Living is accredited by ANUK, a body recognised by all UK Universities, the Student Union and the UK Government for defining a code of standards for student accommodation. This means Prestige Student Living has demonstrated excellence in fundamental areas such as; property condition, management as well as forming sound relationships with students.
